Design project management: what the studio is actually responsible

The slightest mistake of the construction team and the cost of rework translates a profitable asset into a costly long-term construction. When finishing business +, premium and deluxe real estate, owners prefer to plan the space of hotels, mansions and apartments based on a design project. What is included in this concept and why do some companies offer their clients a schematic sketch and template 3D visualization in a couple of days, while others lead a project for months?

How many tables can be placed in a café with an area of 150m²? How to install the stairs to the second tier and not overload the space? How to use the second light? Which is better for the bathroom – marble or onyx? Difficult questions of new settlers for professional designers – the basics of the profession.

If you don’t want to waste time and money on endless repairs and furnishings, hire a professional designer to master the space. The experience, skills and knowledge of the master are embodied in stylish ergonomic homes, offices and restaurants. The designer knows how to materialize an idea.

Design idea. Conceptual solution of space. The design studio team conducts a detailed interview with the customer, examines the object and technical documentation, works out options, and after the collective brainstorms, the team chooses the only right solution to combine the client’s interests and the spatial and technological realities of the object and budget.

The concept appears.

The idea must materialize. Collective, interdisciplinary design studio brainstorms cut out unfeasible or least effective options. The result is presented in the form of a mood board: a collage on which the customer sees the style and color scheme of the interior. Moodboard is the most effective way to achieve mutual understanding between the client and the designer.

Planning solutions. Expand, narrow, lengthen, transform space. The design studio plans optimal zoning, takes into account the logistics of the movement of personnel and visitors, comfort and safety.

3D rendering. Ideas and layout solutions with a demonstration of all materials and textures, as well as lighting scenarios. The stage at which the designer’s proposal is fully illustrated to the customer.

Blueprints. Practical implementation of planning solutions. What walls to demolish, where to put partitions and built-in furniture, what materials are used to finish the floor, walls and ceiling in each room.

In the interior design project, up to a millimeter and semitones are described:

• placement of life support systems for home and office: where is the plumbing, interfaces of the “smart home”, sockets, switches, sinks, hob, appliances, home theater and shelving with a collection;
• instructions for manufacturers of custom-made furniture and design elements;
• instructions for builders for the installation of individual structural elements;
• articles of marble, decking, granite, paint, MDF, textiles;
• specific models of finished furniture, lamps and electrical accessories from the catalogs of the world’s leading companies.

People tend to make mistakes, save money and be lazy. No one better than the author of the project will not notice small deviations from the original idea, mistakes and shortcomings in the work of the construction team, which can lead to significant problems. Unlike the foreman and builders, the studio representatives know what the result should be in the end, how and what works.

The designer identifies the problem at the stage of the minimum expenditure of money and time to solve it. During the field supervision, ZIKZAK employees quickly make adjustments to the initial project, if new factors are identified.

The choice of the construction team, contractors, furniture manufacturers, the purchase of design elements from the catalog is the competence of the customer or his authorized representative. If the work was carried out in violation of the design conditions or in the course of the work the customer decided to deviate from the agreed and approved design project, this is his right and risk.
